SANTA BARBARA, Calif. (July 20, 2011) – As of today, Hotel Mar Monte, Santa Barbara’s much-loved, 80-year old oceanfront property, will proudly raise the Hyatt flag as it becomes Hyatt Santa Barbara. This landmark hotel, a community and visitor’s destination for generations, has been undergoing extensive renovations to all guest rooms, meeting rooms and public spaces since February.
The first phase of renovations, including 92 guest rooms, as well as the hotel lobby, landscaping and décor around the pool and deck area, has been completed for the summer. In October, the renovation will resume on the remaining 79 guest rooms and all function space. Renovations are expected to be completed in 2012 when the property will be fully refurbished to a classic fusion of Spanish Colonial architecture, casual elegance and modern conveniences.
Ensuring a seamless transition, Hyatt Santa Barbara will retain the Hotel Mar Monte’s traditional charm and hospitality. Offering a wide range of amenities and services, the new Hyatt Santa Barbara will be home to 171 stylish guestrooms, each graced with ocean or mountain views, the Hyatt Grand Bed®, a flat screen HDTV and iHome Stereo with iPod® docking stations. Once again, the 1,000 room Sheraton Phoenix Downtown continues to stay above the competition, this time by adding a new roof top pool bar to what was already the flagship downtown hotel in Phoenix.
The Sheraton Phoenix Downtown opened to great fanfare in 2008 as the largest hotel in Arizona with over 1.2 million square feet, 1,000 guestrooms, a destination restaurant, over 100,000 square feet of meeting and event space, a 3,500 square foot fitness facility, and a scenic roof top pool. The appropriately named “Breeze” pool bar now adds to this list of high end amenities on the renowned downtown hotel.
The innovative project design was created by RSP Architects of Tempe. The General Contractor was Rowland Construction Services, and TynanGroup acted as Project Manager. TynanGroup also served as the Project Manager on the Phoenix Sheraton Hotel project, and RSP previously worked with Arquitectonica on the Sheraton hotel’s progressive design.
This project was uniquely timed to take advantage of the lower construction and FF&E costs that the industry is currently experiencing. Although it was on the drawing boards for some time, the Owner (City of Phoenix) and Sheraton determined that the timing was optimal and any further delay in starting would result in a higher project cost. Working closely with the Sheraton’s F&B and Engineering departments, the project team was able to utilize a fast track construction schedule to allow the pool bar to fully open in time for the optimal spring season, all while minimizing any guest disruptions in an operating hotel environment.
Adjacent to the rooftop pool, Breeze is located to take advantage of the Phoenix skyline, with both bar seating and table seating, as well as pool side service. Arizona Real Estate Magazine’s 6th annual Real Estate Development (RED) awards competition honored the “Biggest, Best and Most Notable” commercial real estate projects of 2010. This year, the RED Award for Best Hospitality Project was awarded to The Phoenician Ballroom Expansion. The project will be featured in the March/April issue of AZRE Magazine.

The highly anticipated Phoenician Ballroom Expansion has been completed and is receiving rave reviews from the convention industry. TynanGroup, the Project Manager, was able to meet the tight timelines to ensure that this high-end Conference Space would be available for the upcoming Convention Season at Starwood’s flagship 5-star property. The new facility augments the existing ballroom conference space and features state-of-the-art presentation capabilities. With amazing views of both Camelback Mountain and the Phoenician’s signature golf courses, the new Ballroom addition provides guests a feeling of connection with the outdoors, as well as an interior design that incorporates the natural surroundings through the use of native materials. Centrally located in the metro Phoenix area, the Phoenician is in close proximity to Sky Harbor Airport, Downtown Scottsdale, and the Biltmore area, making it a top tier conference resort destination.
The new Phoenician ballroom is an approximately 50,000 square foot building addition to the existing Phoenician Resort and includes a new 15,000 square foot ballroom, 8,000 square foot arrival space, conference check-in, and pre-function area, as well as a new banquet kitchen and back of house area. The project includes a new conference center entrance drive and Porte Cochere area for conference guest arrival, abundant landscaping, and a new fairway and green for the Oasis golf course.
Due in part to the project’s complexities, TynanGroup was chosen for their expertise and ability to properly carry the project through design to its final completion, all while minimizing guest disruption and without hindrance to the ongoing operations of the Phoenician Resort. Sheraton Phoenix Awarded Best Hospitality Project of 2009 by Southwest Contractor Magazine
Southwest Contractor’s 12th annual awards competition honored the best in design and construction over 2009. Winning projects were chosen according to criteria related to the category in which the project was entered: teamwork and project management, safety, innovation, contribution to the community, overcoming challenges, construction workmanship and the functionality and aesthetic quality of the design.
This year, the Best Hospitality Project of Arizona was awarded to the Sheraton Phoenix Downtown Hotel. The project is featured in the December 2009 issue of Southwest Contractor Magazine.
Working together with Starwood Hotels and Resorts, Perini Building Company, Parsons Corporation, BBGM and the architectural firms of Arquitectonica and RSP, TynanGroup managed the overall efforts of all involved team members and achieved project completion ahead of schedule and under budget for the City of Phoenix. The Sheraton Phoenix is now a keystone for a modernized Downtown Phoenix and is the first major hotel built downtown since 1976.

Nearly five years ago, the Gila River Indian Community embarked on their plan to build a Las Vegas-caliber hotel and casino adjacent to Chandler, Arizona. This hotel/casino would also replace one of their existing casinos that was built in the mid 90′s. In October of this year, the Wild Horse Pass Hotel and Casino held their successful grand opening.
Promising a luxury hotel and casino experience for an affordable price, the Wild Horse Pass Hotel and Casino features 242 guest rooms and suites with amenities such as flat screen televisions and MP3 players, and boasts eight restaurants, five lounges, extensive pools and water features, a high energy nightclub, several bars, business center, exercise facility, ballroom/meeting space, and 1,400-seat entertainment venue for headlining celebrities like Jay Leno and LeAnn Rimes. In addition, the casino boasts 100,000 square feet of gaming area, including over 1,000 slot machines, a retail shop, 70 table games (including a 25 table poker room), KENO, and VIP lounge.
The strategic approach for building what would eventually become the first of such high-end, Las Vegas-style hotel/casinos in Arizona, was an endeavor that required a unique partnership between TynanGroup and Parsons. The Arizona Biltmore is a distinguished member of Hilton Hotels’ Waldorf-Astoria Collection, one of the 32 Phoenix Points of Pride and a member of the Historic Hotels of America.
Supervised by Frank Lloyd Wright, the hotel remains the world’s only existing hotel with Wright’s direct design influence. Upon opening in 1929, the hotel was dubbed the “The Jewel of the Desert” and became internationally known for its iconic, pre-cast masonry “Biltmore Block” veneer.
Great care was taken with the new “Biltmore Block,” pushing the contractor to match three separate shades of the original veneer, create exact block mold replicas and follow stringent spacing tolerances.
City of Phoenix Sets High Standard for Convention Hotel Development
Nearly five years ago, the City of Phoenix embarked on a plan to revitalize the core of their downtown by building a convention hotel that would draw national attendance for the Phoenix Convention Center and simultaneously benefit the downtown economy.
The strategic approach for building what would become the largest hotel in Arizona was an endeavor that required public bond financing, strong leadership by City leaders, and support from the local community. Moving forward with their plans, Phoenix raised $350 million in public financing for the monumental project.
Originally embarking on the convention hotel project utilizing its substantial in-house resources, the City realized early on that the long-term success of the project could be enhanced by bringing outside expertise on board. Knowing they needed experts in hospitality development and project management, the City sought TynanGroup, Inc. to join their project team.
“We needed a firm that knew hospitality projects of this size and scope well enough to manage our development team” said Jerry Harper, Program Manager with the City of Phoenix. “Looking at TynanGroup’s reputation for completing projects on time and under budget, we were confident they would benefit our plans for the Sheraton project. We were right- TynanGroup’s expertise and leadership allowed us to complete the project under budget and ahead of schedule.”

Some convention hotel developments in other cities have not fared so well. All government and civic leaders want convention hotels to be significant economic engines for their communities. The Knickerbocker Hotel first opened on May 16, 1927 as the Davis Hotel. Complete with a secret doorway and a mezzanine floor, the hotel is a member of the Historic Hotels of America; epitomizing the allure and mystique of the Roaring Twenties.
Taking into account the hotel’s historic significance, the renovation of the hotel combined the latest amenities and contemporary style with 1920′s detail. In addition, energy-efficient lighting, water flow control, and linen recycling programs were instituted in efforts of environmental responsibility.
